Subsidence and Underpinning Engineer, Staffordshire and Derbyshire
Subsidence is when the ground beneath a building's foundations moves downwards, causing cracking and distortion. It needs a proper diagnosis: repairing the cracks without dealing with the cause rarely lasts.
Common causes
Clay shrinkage from nearby trees and shrubs drawing moisture from the ground
Leaking or damaged drains softening or washing out the soil
Shallow or inadequate original foundations
Changes to ground levels next to the building
What we do
We investigate the cause of the movement, recommend the right repair, and design it. That may be underpinning to take the foundations deeper, alongside measures such as tree management or drain repairs. We can also act as quality inspectors on site, checking the repair is installed to the design and to industry standards.

Frequently asked questions
How do I know if my house has subsidence?
Typical signs are diagonal cracks wider at the top, cracks near doors and windows, and doors or windows that start to stick. An engineer's survey will confirm the cause.
Does subsidence always need underpinning?
No. If the cause can be removed, such as a tree or a leaking drain, the ground can often stabilise without it. We'll tell you honestly which applies.
Will my insurer need an engineer's report?
Usually, yes. Insurers and lenders generally expect a structural engineer's assessment of the cause and the repair.
