Subsidence Survey and Underpinning, Stone

The owners of a 1970s cavity-wall house in Stone, Staffordshire, were facing major cracking inside the property. Wide cracks ran from the window corners down to floor level and across the junctions between the walls and ceilings.

What we did

We carried out a full structural survey to establish the cause and extent of the movement. The pattern of cracking, the clay subsoil and the proximity of mature trees pointed to clay shrinkage. As the trees drew moisture from the ground, the clay shrank and the foundations settled.

The outcome

Our report set out full recommendations for repair, including underpinning to carry the foundations down below the zone affected by the trees. The owners had a clear, evidence-based scheme to take forward.
